House rules

We pride ourselves on providing a warm and hassle-free welcome. After booking a property, you will receive a booking confirmation email. We will also send a number of follow up emails to remind you of key information (such as the arrival date/time) as we get closer to the day of arrival.

Please read the welcome information carefully, especially the information regarding key collection. Moreover, we will also ask that you observe our House Rules during your stay. In addition, an emergency contact number will be provided and should be your first point of contact if you encounter any emergencies during your stay.

Once the booking is made, you will receive a booking confirmation email that contains the property address, arrival contact number, and key collection information. We will also send you an arrival confirmation email to arrange the time of check-in. Our standard check-in time is between 15:00 and 20:00.

We understand that all flights do not land at pleasant times, if you arrive before or after check-in time, we will take care to enable you to check in early (subject to availability as this involves preparing the apartment) or late, but in this case it will be at extra costs (20€ for arrivals after 20:00). Please contact us in advance if you have an early / late arrival or if you have other requests.

Since you will most likely be using the airport to visit us, we will also provide you with a simple map with the information you need to get to your home easily and quickly. You can also use mobile navigation apps for your needs, those will only need one address or the house address.

Upon your arrival in Lisbon, please contact us as soon as you can, if you go immediately to the house it will take about 30 minutes to arrive, which is a very short time for our agent to come and greet you. To check in with our agent you will need to prepare your ID and sign the registration documents upon delivery of the respective house keys.

Our agent will be waiting for you at home based on the agreed time for check-in, registration and key delivery, if for any reason you are late, please let us know as soon as possible.

To avoid any misunderstanding, please read our simple House Rules carefully, and feel free to contact us if something isn’t clear. 

  • Checkout time: before 10 am on the departure date.
  • Late check out: after 10am (on request). Additional Fees apply. Subject to availability.
  • Check out procedure: please leave the keys in the mailbox after closing the doors from the outside.
  • Smoking policy: smoking IS NOT permitted inside the house.
  • Pet policy: pets ARE NOT permitted in the house.

EXTRAS:

  • Bed linen replacement (additional set): can be ordered any time during the stay with 24 hour notice. Additional Fee: 10€ per bed.
  • Cleaning service: Can be ordered any time during the stay with 24 hour notice. Additional Fee: 25€ per service.
  • Call out service: In case of lost or damaged keys, or the Client being locked out of the house. Additional Fee: 25€ (9am-6pm, Mon-Fri) or 50€ (6pm-9am, Mon-Fri, all weekend and public holidays) - These charges must be paid immediately to the Agent.
  • Additional guests: All additional guests must be reported to us.

We include many items as standard on arrival, such as cutlery, pots and pans, bed linen and towels.

The national medical emergency number is 112, which you should contact immediately in the event of a major health accident, however for other emergencies that have a different resolution during your stay we provide a telephone number from one of us, you should call and will be assisted and / or advised in resolving the emergency and / or in doubt.
